Job Summary
Your back deck (about 12 × 16 ft, pressure-treated wood) has three rotted joists (the boards underneath that hold up the deck floor) near the house. It also has about 10 soft or cracked deck boards and a wobbly railing post at the stairs. We'll replace the damaged joists and boards and firmly secure the railing post. The ledger (the board that attaches the deck to your house) was checked and looks sound, so it stays in place.
Scope of Work
- Cover and protect the flower bed next to the deck with a tarp before any work begins.
- Remove the soft and cracked deck boards (about 10) and any boards needed to reach the damaged joists.
- Remove the 3 rotted joists near the house side of the deck.
- Install 3 new 2×8×12 ft pressure-treated joists, attached with 6 new joist hangers (metal brackets that hold each joist end in place).
- Install about 10 new 5/4×6×16 ft pressure-treated deck boards ("five-quarter" boards, about 1 inch thick), fastened with deck screws.
- Strengthen the wobbly railing post at the stairs by adding blocking (short wood braces) and 2 carriage bolts (heavy bolts that go all the way through the wood).
- Clean up the work area and haul away all old wood and job debris.
Not Included
To keep things clear, the following are not part of this quote:
- Staining or sealing. We understand you'll be taking care of this yourself. New pressure-treated wood will look lighter than the existing boards until it's stained.
- Hidden fasteners. The boards will be installed with standard deck screws, as discussed.
- Ledger replacement, or replacing any joists beyond the 3 listed above.
- More than about 10 deck boards. If more damaged boards turn up during the work, we'll let you know first.
- Permits, if your city requires one for this repair.
- Moving furniture, grills, or planters off the deck. Please clear the deck before we arrive.
If we find hidden damage once work begins, or you'd like any changes, we'll quote that separately and get your OK before doing any extra work.
