Greenline Lawn & Landscape: Landscape Proposal
Prepared for: Dana & Chris Whitfield, 418 Maple Ridge Dr, Westerville, OH Prepared by: Marcus Reyes, Owner, Greenline Lawn & Landscape Date: [Date] Proposal valid for: 30 days
Project Overview
Thank you for walking the property with us. You told us you have four goals. First, you want the front of the house looking sharp in time for your daughter's graduation party in late May. Second, you want the soggy spot in the back yard fixed. Third, you'd eventually like a patio off the back sliding door. And over the long term, you'd like to spend less time mowing. You also mentioned you'd rather take this on in stages than all at once, so we've built this proposal around that.
We recommend four phases. Phase 1 refreshes the front beds and is scheduled first so it's finished well ahead of the party. Phase 2 addresses the drainage problem in the back and repairs the thin lawn. Phase 3 converts the hard-to-mow side strip into a low-maintenance river rock bed. Phase 4 adds the paver patio off the sliding door.
Each phase is priced on its own, so you can schedule them at whatever pace works for your family. We've also included a short menu of optional add-ons you can choose to include or skip.
What We Observed
Front Yard
- The planting beds along the porch and front walk total about 450 sq ft. They're overgrown with thick weeds, and the bed edges are no longer defined.
- There are 5 older yews by the porch. Three are dead or brown. The other two are healthy but leggy (tall and sparse at the bottom).
- Very little mulch remains in the beds.
- The small bed around the mailbox (about 30 sq ft) is weedy.
Back Yard
- The lawn is thin, with bare patches along the back fence totaling about 400 sq ft.
- Water pools in the northeast corner near the downspout. You mentioned it stays wet for 2–3 days after rain.
- That downspout empties right at the foundation.
- The area off the sliding door where you'd like a patio (about 12 × 16 ft) has a slight slope away from the house. We expect standard base preparation to handle it.
- There's a dog in the back yard. We'll keep this in mind for scheduling and lawn recovery.
Side Yard (South)
- A strip of lawn about 8 ft wide by 40 ft long is hard to mow. You'd like to replace it with something that doesn't need mowing.
General
- The property has no irrigation system, so new plants and seed will need hand or hose watering.
Proposed Scope & Investment
Phase 1: Front Yard Refresh
Purpose: Clean up, replant, and mulch the front beds so the house looks its best for the graduation party.
| Item | Description | Qty | Rate | Line Total |
|---|---|---|---|---|
| Front bed cleanup | Weed, clean out, and re-edge the porch and walkway beds (about 450 sq ft) | 1 | Lump sum | $650.00 |
| Mailbox bed cleanup | Weed and clean up the mailbox bed (about 30 sq ft) | 1 | Lump sum | $85.00 |
| Shrub removal | Remove the 3 dead/brown yews by the porch | 3 | $90.00 each | $270.00 |
| New shrubs | Install 3-gallon low-maintenance shrubs. You mentioned liking the look of hydrangeas; final selection to be confirmed with you | 5 | $65.00 each | $325.00 |
| Mulch | Install fresh mulch in the front beds | 6 yd (est.) | $95.00/yd | $570.00 |
Phase 1 Subtotal: $1,900.00
Why this phase first: It's the work you most want done before late May. Starting the week of April 7 leaves plenty of time to finish before the party.
Note on the 2 healthy yews: This phase keeps them in place. If you'd like them trimmed and shaped to match the new look, see the Yew Trim & Shape add-on below.
Phase 2: Back Yard Drainage & Lawn Repair
Purpose: Move roof water away from the house and the soggy corner, then rebuild the thin areas of lawn.
| Item | Description | Qty | Rate | Line Total |
|---|---|---|---|---|
| Downspout extension & French drain | Extend the northeast downspout away from the foundation and install a French drain (a gravel-filled trench with a perforated pipe that carries water underground) to the northeast corner swale (a shallow, gently sloped channel that guides water away) | 1 | Lump sum | $1,850.00 |
| Lawn repair | Add topsoil, overseed, and cover with straw over the bare and thin areas along the back fence | 400 sq ft (est.) | $1.10/sq ft | $440.00 |
Phase 2 Subtotal: $2,290.00
Why this phase: The drainage work is designed to redirect water away from the foundation and the wet corner. It comes before the lawn repair so new seed isn't washed out or left sitting in standing water.
Lawn care note: With no irrigation and a dog in the yard, new seed will need regular watering and some protection while it establishes. We'll give you clear watering instructions when the work is done.
Phase 3: Low-Maintenance Side Yard
Purpose: Replace the hard-to-mow side strip with a river rock bed that needs no mowing.
| Item | Description | Qty | Rate | Line Total |
|---|---|---|---|---|
| Side strip conversion | Remove the existing lawn strip (about 8 × 40 ft) and install landscape fabric (a weed barrier laid under the stone), river rock, and steel edging | 1 | Lump sum | $2,400.00 |
Phase 3 Subtotal: $2,400.00
Why this phase: It directly reduces the mowing you have to do. Because it doesn't depend on the other phases, it can be moved earlier or later to fit your budget.
Phase 4: Back Patio
Purpose: Build a paver patio off the sliding door for outdoor living space.
| Item | Description | Qty | Rate | Line Total |
|---|---|---|---|---|
| Paver patio | Install a 12 × 16 ft paver patio, including base preparation and base compaction (packing the gravel layer firmly so the patio stays level and stable over time) | 192 sq ft (12 × 16) | $28.00/sq ft | $5,376.00 |
Phase 4 Subtotal: $5,376.00
Why this phase last: It's the largest investment, and you described it as an "eventually" project. Finishin
